Open prairie lots, almost no tree cover, wind off the plains and the full force of Colorado sun. A crew that mostly paints shaded Denver bungalows prices your house like a shaded Denver bungalow.
- Wind drives the schedule. It dries coatings too fast and carries grit onto wet film, so elevations get sequenced by time of day instead of convenience.
- Sun punishes the west side. On open lots the west and south elevations fade and chalk years before the rest of the house.
- Irrigation soaks siding. Sprinklers and well systems on larger lots are the most common cause of early peeling we find out here.
- Freeze-thaw opens joints. Caulk that was fine in October is a water entry point by April.
